SALE OF BEAUTIFUL COMPLEX IN THE LARNACA COUNTRYSIDE A 4.5 acre detached complex consisting of two large buildings (approx. 500sq.m. each =1000 sq. m), outhouses, swimming pool and gardens, all adjacent to the Archangelos River west of Larnaca. The description includes the main stone-built house, which we shall call âThe Stone Houseâ and the building that is presently being used as a clinic, which we will call âThe Clinicâ. The outhousings, swimming pool and other areas will be outlined separately. THE STONE HOUSE â this was built 18 years ago using local materials such as Cypriot lime-stone from a nearby quarry which has now sadly closed down. This beautiful lime-stone is therefore no longer available, so houses of this nature are now a rarity in Cyprus. Cypriot pine, which is one of the hardiest of woods due to its high resin content and hardness, is used throughout the building of the stone house. The stone house is built in a cavity-wall design with 45 cm (18 inch) thick walls that is anti-seismic proof. This is a house built to last at least 200 years! All external walls are original stone and nothing has been plastered on the exterior. There are wooden balconies in the traditional Cypriot design placed above each door giving the house a traditional, rustic feel. All doors and windows are built of Cypriot pine and stained with microporous walnut finish that has protected the wood like new, and will continue to do so for years. Ground Floor The interior of the house is built of stone, and most of the internal walls have not been plastered either, leaving a natural, rustic feel with stone-built open fireplace in the main sitting room. One enters through an arched porch into a mainly open-plan design apart from the kitchen area, with a central wooden staircase leading to the upper floors. The open-plan area is presently divided into two separate sitting areas, one with built-in bookcases, and the other with open fireplace, dinning area and large kitchen completely built of Swedish pine, with a separate door leading out to the dinning area. A further door from the kitchen leads out to an open porch overlooking the gardens with swimming pool. All rooms are airconditioned and centrally heated and have their own wooden balcony. The house is completely networked with telephone and computer (ADSL) lines. All telephone and ADSL computer points in The Stone house communicate with The Clinic. The house is also fitted with a NOVA satellite. Full central heating and airconditoning is provided in each room. First Floor There are 5 bedrooms on the first floor, all with individual entrances. There is a large 7 x 4m master bedroom with en-suite Jacuzzi plus a separate shower in the corner of the room., with exposed wooden beams. The other bedrooms all have exposed lime-stone walls, thatched bamboo ceilings with large wooden beams intercrossing. There is a further bathroom in-between two of the bedrooms. All rooms are air-conditioned and centrally heated. Second Floor Climbing further along a wooden staircase there is another level which houses one of the most beautiful rooms of the Stone House. This is a large 10 x 4 m open-plan room that presently has floor-to-ceiling wooden bookcases surrounding the perimeter of the room, which presently acts as an office and library. The ceiling is made of thatched bamboo with mature scissor wooden beams. There is a large double wooden door leading out to a wooden balcony with exquisite tranquil views of the surrounding countryside. This room is air-conditioned and centrally heated. Gardens The one-acre gardens extend to the back and front. The front garden has a double garage with remote-controlled electric doors. The wrought iron, traditional hand-made front gate extending over 5 m in width is also remote-controlled. The front garden contains a variety of fruit trees such as pomegranite, fig, apricot, olive, pistachio, banana and ziziphia. There are also pine trees with very mature conifers surrounding the perimeter of the land. The back garden has a large, 120,000 litre, landscaped, round-shaped swimming pool with a built-in Jacuzzi (see details below). There are plants of different kinds with conifer hedging providing wind-breaks and privacy from surrounding areas. The land extends for a further 3.5 acres along the banks of the Archangelos River with plenty of olive trees, Eucalyptus, Carobs, bamboo plantations and wild flora. There is much that can be done to landscape this land of natural beauty. Outhousings There is a large outhousing (6 x 4 sq.m.)in the back garden adjacent to the swimming pool that is the pump house combined with storage room. Again in the back garden there is a large stone-built garden shed (6 x 4 sq.m) that is presently used as a workshop. On the ground floor level there is a large 50 foot x 10 foot wide container that has been converted into a log-type cabin with a small road leading into it â this can be used as a garage for at least two cars, or as a large storage area or shed which is its present use. Again on the ground floor there are two further built-in sheds under the stairs and under a small hill, which was previously used as an anti-aircraft shelter by the army. This is presently being used to store logs for the fire. Swimming Pool The pool is a unique design that has been landscaped into the back garden to match the surrounding countryside. It is a round pool of 10 m. diameter with a semi-circular Jacuzzi at the front end. The back end of the pool has a leading edge where water falls off the edge into a retaining pool on a lower level. The retaining pool is sculptured into a rock formation and this presents a beautiful water-fall effect for The Clinic building which is on the same level. The pool is heated in the winter by a gas driven heating unit.
